What is our strategy for growth?
We are very conservative in our approach. We typically invest in three different scenarios...
1) We only buy property with after fixed values of under $150k and they must have positive equity stakes of 30% or more when finished. That alone should give you a peace of mind on our direction. This is our short term flip strategy.
2) We only buy property in good neighborhoods that fit minimum criteria for value and security, for rental rates averaging $1000 per month. This is our medium, wealth building strategy.
3) We only buy commercial mini storage facilities or apartments that are currently cash flowing and have CAP rates of 12 or above and have upside potential, so as we can milk it and sell it for a profit. This is our long term, wealth and return strategy.

Who are we looking for?
We are looking for a limited amount of partner investors that have easy access to available funds of cash, credit line or a self directed IRA retirement account (tax deferred growth).
To be considered, you must have ready access to $100,000 or more in available funds with proof.
We now offer three programs to suit your goals…
Short Term - House Flipping Partner
In return, you will receive a 40% return of the net profit of each home upon sale. Our average net is over $20k per home. You will realize even bigger returns on tax free Roth IRA’s. The focus and goal is for returns in less than 12 months.
Medium Term - Rental Portfolio Partner
In return, you will receive monthly principal and interest secured by a specific subject (collateral) property that is much more than any other conventional method or S&P 500 returns today. In fact, we will even guarantee a minimum return/payout, if we turn the subject property in under 90 days, so as to offset your inconvenience. You will realize even bigger returns on tax free Roth IRA’s. This is for ongoing returns for 5 yrs or so. This is typically 8% simple interest annual return or an equity position.
Long Term - Commercial Mini Storage and Apartment Partner
In return, you will receive either a monthly principal and interest payment secured by a specific commercial income property (collateral) or an equity stake in the property based upon participation level. We only buy 12 CAP rate or higher existing mini storage facilities. This is typically 8% simple interest annual return or an equity position.
